Resident’s Responsibilities
All residents should be cognizant of the additional demands imposed by living in an apartment complex campared to the suburbs. Broadly speaking there are less restrictions when living in the suburbs. In the Virtuoso apartment complex, many of us have up to 4 adjoining neighbouring households, either through the walls, the floor, the ceiling or all of the above.
The purpose of this page is to provide a concise range of the most common areas for concern and misunderstanding.
Virtuoso By Laws
The Body Corporate consists of all unit owners. Management of the complex is delegated by the owners to the Virtuoso Body Corporate Committe (VBCC). Every unit owner has the opportunity to vote to elect the committee office holders.
The By Laws are legally approved by Titles Queensland under a scheme known as VIRTUOSO COMMUNITY TITLES SCHEME 52594.
Schedule C of the Scheme document contains the By Laws, 10 pages of type detailing what you need to know about most things to do with living in the Virtuoso complex. You are encouraged to read those 10 pages and the expectation is that owners and tenants must abide by them.
Car Park
Park in your allotted space. Invite your visitors to park on a short term basis in the Visitors Car Park.
Please note that the speed limit is 10 kph.

Residents need to take personal responsibility to protect their possessions and those of their fellow residents.
Tail gating – if another vehicle follows you into our car park, do not assume they are residents. Don’t feel shy in watching where they go and use your instincts. If needs be, challenge them in a polite manner. Legitimate residents will not be offended.
The same level of caution should be applied to pedestrians. People have been known to wait outside the roller gate and simply walk in after you go out. It is not prevaleent but it has happened. Be alert!
Is your car dripping oil?
If your car is dripping oil onto your car park floor please use a drip tray to collect it so that the surface does not get damaged. A container, such as a large easily disposable foil BBQ tray is ideal.
The Pool
Residents and their invited guest may use the pool between the hours of 7am – 10 pm. Children 12 years and under must be supervised by a responsible adult exercising control over them.
When using the pool:
- exercise caution at all times,
- no running,
- no splashing
- no loud or offensive language – children shouting and squealing can be particulary loud if not controlled.
- no behaviour that is likely to interfere with the use and enjoyment of the swimming pool area by other persons or interfere with the quiet enjoyment of other residents.

Not permitted in the pool area – glass and pets.
Noise
Residents must not create noise likely to interfere unreasonably with the peaceful enjoyment of a person in another unit or on the Common Property.
Please remember that noise travels – from the pool, from the grassed area at the front. In particular keep in mind that the noise generated by a child does not have to be inversely proportional to their size.
Animals
Residents must obtain VBCC written approval before bringing an animal onto the property.
There is a considerable list of restrictions if you have an approved animal and it is recommended you read the by laws. The most obvious ones are:
- Clean up your animal’s mess promptly
- Carry the animal or keep it restrained on a leash when on common property
- It must not disturb other residents.
Smoking
Residents must not smoke unless the smoking is within an inside area forming part of their Lot or exclusive use area. If you do smoke in those areas, it must not cause a problem for any other resident.
Your Guests
If you invite guests, you are responsible for their behaviour and you must take reasonable steps to ensure they comply with the by laws.
Fire and E-Scooters and E-Bikes
Residents are responsible for any damage to their property resulting from a fire within their unit and could have responsibility on a wider scale. You should ensure that your home contents insurance covers the potential risk.
Furthermore,the Body Corporate has instructed that residents must utilise a compliant charger. Failure to comply will result with the owner of the lot being held responsible for all costs incurred to the Body Corporate.
Washing on Balconies
Washing that is hanging on balconies must not be visible from outside your Lot. Please ensure washing is discretely hung on balconies e.g. behind screens.
