EV Charging

There is a bay in the Visitors Carpark that is dedicated to EV charging of Resident’s vehicles. Please tell your visitors not to park in this space.

Please remove your car from the charging station as soon as it is charged to make room for others.

You need to create a Chargefox account to use this facility. All interactions with the provider are on an individual basis and have no VBCC connection.

Shopping Trolleys

In the basement at the rear of the motor bike spaces, there are 3 or 4 shopping trolleys. Feel free to use them but please, please return them as soon as you have emptied the contents in your unit.

It is very frustrating to return with grocery shopping, only to find there are no trolleys available.

Garbage

Be aware that the garbage shute is not some magical black hole into which you can dump all your flotsam and jepsam. If not used correctly, garbage bags split on impact in the basement, or they can tear going into the shute; or they can cause the shute to become blocked. The result in any case is a smelly mess in the shute or the large bin in the basement which will stay that way until the bins are collected.

Large items: Please note that large items must not be left in or adjacent to bin rooms, or beside the recycling bins. Residents have a responsibility to make alternative private arrangements to dispose of large waste items, for example, dog beds, child strollers, large polystyrene packaging.

Gymnasium

We have a small gym for the use of Residents and their visitors. You need your fob to gain access.

It is air conditioned and carpeted.

Please keep it clean and tidy by:

  • wiping down the equipment after your use (paper towels are provided)
  • putting the equipment back in its place so that it does not present a trip hazard.
  • Not leaving anything behind. If you take something to the gym, ensure you take it with you when you leave.

Do not run the air conditioning colder than 20 degrees with the windows open.

On completion, turn the airconditioning off, and turn the lights off.

Note: it is a common area and the cleaners only vacuum the carpets and clean the windows. The rest is up to us.

Containers for Change

A number of Containers for Change recycling bins are located adjacent to the lifts in the basement.

Only bottles and cans with the 10 cent refund can go in this bin. All other recyclables such as paper, boxes, milk bottles etc must go in the dark green general recycling bin next to it.

Defibrillator

VBCC recently purchased a defibrillator using funds returned from the Containers for Change bins. It has been installed between the Caretaker’s office and the gym.  Defibrillators are devices that send an electric pulse or shock to the heart to restore a normal heartbeat, to revive someone from sudden cardiac arrest.

It is understandable that some people may be apprehensive about using the device, but it is designed for use by inexperienced people.

Activation of Defibrillator:

Call 000 as the first action.

Activate it by removing it from the cabinet, then lifting its top cover using the white catch at the bottom. From that point forward the device will talk the user through the process for recovery.

After use action required:

Return the defibrillator ASAP to the Caretaker so that it can be made ready for the next use.

Flood Resilience and Mitigation Plan

West End as a riverside suburb is subject to flooding. Virtuoso is elevated sufficiently to reasonably expect that most flood events will not impact residents, except that the complex could become isolated by floodwaters so your vehicles may be dry in the carpark but Ferry Road may be closed.

In preparation for a flood event a considerable amount of effort has been spent to develop a Flood Resilience Plan which is available under Documents.

What can you, as a resident, do to help yourself and your neighbours?

  • Have an emergency pack together and keep it in a readily accessible place such as your laundry or scullery.
  • Respond to VBCC requests for contact/vehicle and other relevant details when asked
  • If you are going away, consider leaving your car and cage keys with a trusted neighbour so that in an emergency your car(s) can be removed from site and your storage cage cleared.
  • Check your basement storage cages regularly to ensure that everything stored there is needed, is off the floor and, preferably, is stored in waterproof boxes not cardboard.
  • In an emergency, respond to calls for assistance and directions from the Body Corporate Committee.

Herb Garden

A group of enthusiastic and dedicated gardeners maintain an excellent herb garden down towards the gym complex. Subject to the seasons and the prevailing weather, there is usually a wide range of lovely, fresh herbs available for you to pick. The group is often looking for willing hands to help out, so if you would like to get involved, feel free to contact the VBCC.

Noise Minimisation

For many people, inner city apartment living requires significant adjustment from the typical detached suburban dwelling and environment. Adjustments are two-sided. First we need to understand that noise levels often will be higher in an inner city location/multilevel dwelling than in the suburbs. Second, we need to be more conscious of the volume of sound coming from our own apartments.

Some of the most common and recurring complaints about noise derive from the following sources:

a. The sound levels of TVs, sound systems etc within the complex.

b. The noise from scraping chairs and footsteps on hard flooring surfaces which transmits to adjacent units. Felt pads and soft shoes indoors can provide effective mitigation for this noise.

c. The pool – particularly from children. Please remind your children that they are not in the local council swimming pool and to keep the noise down.
