Maintaining Your Apartment

Broadly speaking all apartments are fitted out with the same brand of appliances and fittings. It can be very helpful to tap into the experience of others who may have encountered the same problem as you.

This is also a suitable place to let others know if you have had a good experience with a particular service provider. Conversely, a poor experience can be outlined but this is not a forum to prove they were wrong and you were right.

AIr Conditioner

Recommendation: Flux Air – Nathan Turner 0466 915 316

Note that the airconditioning units are supposed to be installed to blow the hot air inwards, otherwise they could not be serviced.

Installation of a 600mm x 600mm vent in the external cupboard door can help to remove hot air from the cupboard.

Bi-Fold Doors

To fix the lever handle on the front bi-fold doors. Use a hammer to push or tap the pin out on the side of the handle. This will separate the handle from the bit where the screw is. Then screw that piece back in to the door; then push the pin back in.

Comms – Internet, Foxtel, Reception

Recommendation: Ross Carlton (310) will happily advise on issues.

Flexi Hoses

Flexi hoses are located under bathroom and kitchen sinks, and also connect dishwashers, fridges and toilets. Some hoses have only a 5-year warranty. Flexi hoses account for a high percentage of household damage when they leak or burst. It is recommended that you include them in your maintenance program. Look for bulging, rust spots or fraying or kinking of hoses and replace them using a licensed plumber.

Fob

To replace the battery.

Unscrew the tiny screw first, then slide the entire black external casing down to remove it from the outer silver holder. Replace it with one of the same capacity.

If a new battery does not fix the fob, check with the Caretaker to see if reprogramming it will fix the problem. Otherwise you may need to purchase a new one.

Front Door Lock

Recommendation: If replacing the lock with a digital one – Cortex Electronic Lockset 3772 SC (CTX3772SC3772)

It has the advantage of three ways to open – a touch screen code; a contactless card and your existing key through fitting your existing barrel. The touch code and cards can be self-programmed very easily.

Fire – Li Ion batteries

Many electrical devices are powered by Lithium-Ion (Li-Ion) batteries from e-bikes and e-scooters to mobile phones, computers and other household appliances. Fire authorities and insurance companies have issued warnings that if Li-Ion batteries are poorly manufactured, or are handled, stored, charged, discharged or disposed of incorrectly, they can catch fire or explode.

Owners and residents are expected to be aware of the risks and embrace proper practices to minimise those risks.

Refrigerator

Loose Door Handle

To tighten a loopse door handle, the door panel needs to come off. It is not difficult but the recommendation is to get Liebherr involved. If you need to buy a replacement handle, take the existing one with you to match the holes and the profile.

Model Number

In the freezer section, pull out the bottom left hand freezer drawer, the serial number sticker is on the side of the freezer wall.

Ice maker

If your ice maker is not making new ice, check that the on/off button is glowing a steady orange light.

Range Hood Exhaust Fan

The charcoal filters are not included as part of the range hood at installation.
